Phase 2 of the Sungai Perai flood mitigation project (RTB Sungai Perai) has been approved and is now at the pre-implementation stage. State infrastructure, transport and digital committee chairman Zairil Khir Johari told the state assembly on 4 November 2026 that the project’s allocation was approved under the Second Rolling Plan (RP2) of the 13th Malaysia Plan, but the physical works schedule has not been finalised.

The question came from Seberang Jaya assemblyman Izhar Shah Arif Shah. Zairil said earlier flood works at Sungai Pertama (also called Sungai Derhaka) in Kampung Pertama were part of RTB Sungai Perai Package 1, which has already been carried out.
What it means for Seberang Jaya and Prai
Phase 2 being approved is a first step. Detailed design still has to be done before construction can start, so the benefit to residents will take time. No completion date has been given.
If you are buying in Seberang Jaya, Prai or nearby, flooding is worth checking on its own, whatever happens with the project:
- Ask about flood history. Check with the management office, neighbours or the seller whether the road, car park or ground floor has flooded before.
- Look at the site. Ground level, drainage around the development and the access roads matter as much as the unit itself.
- Check your insurance. Make sure your fire or homeowner policy covers flood if you need it.
