Batu Kawan has landed another major semiconductor investment. PEN S J Electronics Sdn Bhd will invest more than US$70 million (about RM300 million) in a new advanced packaging materials plant at Batu Kawan Industrial Park 3 (BKIP 3), creating more than 1,000 jobs, mostly in engineering. The lease with Penang Development Corporation (PDC) was announced at Komtar in early October 2026.
It is the third Batu Kawan manufacturing investment reported in 2026, after Winner Sky Technology and TANAKA MEP Refinery. Here is what is being built, and what the steady flow of factories means for homes in Batu Kawan.

What it means for Batu Kawan property
Each new plant brings engineers, technicians and managers who need homes close to work. Batu Kawan already has IKEA, Design Village, Aspen Vision City and the Second Bridge to the island, and the new factories add to rental and own-stay demand on the mainland. Most of these jobs will take time to arrive, as plants are built and staffed over several years, so buyers should look at completion dates that match when they plan to move in or rent out.
