DSR Calculator

Estimate your debt service ratio and home-loan headroom.

General planning estimate only. Bank assessment, exemptions and final professional fees may differ.

HOW IT WORKS

Use this as a starting point.

Adjust the figures to match the property and your finances. Mortgage results use the standard amortisation formula. DSR compares monthly debts with net income. Stamp duty uses the Malaysian tiered transfer rates (or 8% for foreign buyers) and a 0.5% loan agreement duty; exemptions are not automatically deducted.

How the DSR calculator works

DSR (debt service ratio) is your total monthly debt repayments divided by your net monthly income. Add your existing commitments (car loan, personal loan, PTPTN, credit card minimums and other housing loans) and the new home-loan instalment, then divide by net income.

This page uses indicative limits of 60% for net income below RM5,000, 70% for RM5,000 to RM10,000 and 80% above RM10,000. Each bank sets its own limits and may count income and commitments differently, so treat the result as a starting point.

Example

Net income of RM8,000, existing commitments of RM1,500 and a new instalment of RM2,500 give total monthly debt of RM4,000, a DSR of 50%. At the 70% indicative limit, the room left for a new home-loan instalment is RM4,100 a month.
